do solo -, atribui-se valor à terra urbana e passa-se a considerá-la como uma mercadoria, e a depender das amenidades que dispõe, poderá oferecer uma maior ou menor renda da terra ao seu proprietário. É neste contexto que estuda-se a localidade STIEP, mais um exemplo do que acontece na cidade de Salvador: uma parcela da terra urbana, inicialmente com pouco valor e sem infra-estrutura, e que após a atuação do Estado, no que diz respeito à disponibilização de infra-estrutura urbana e serviços públicos, tem os seus benefícios aproveitados pelos demais agentes produtores do espaço urbano, principalmente no quesito valorização fundiária e imobiliária. ABSTRACT The urban space of the capitalist cities characterized by differentiated uses and its production is resulted of urban development agents actions to satisfy its interests, but that, in general, they leave for, getting a parcel of the urban land, acquiring, by the way, some kind of remuneration. As no land parcel of city is the same of others, each one appears in the inherent especific characteristics, and thus they become "rarities", as some authors called them. Allied with the fact of the population growth in the capitalist cities – engendering an increase of the consumption of the urban soil –, value is attributed to the urban land and consider this as a ware, and its available amenities, it will can offer high or small land remuneration for the owner. This context studies the STIEP area, it is only a more example that happens in the Salvador City: an urban land parcel, first with not much value and without a good infrastructure, but after the Government actions, for a better infrastructure and public services, there are benefits used to the others producer agents of the urban space, mainly in agrarian and real estate valuation the question. |
